• Rent Comparability Study (RCS) coordination
• Property renewal process streamlining
• Owner education and compliance support

The specific scope of services will be defined in individual client agreements.

Performance-Based Fee Structure

Our standard fee structure is performance-based, calculated as 40% of the NOI (Net Operating Income) increase resulting from the GPR optimization, after deducting upfront costs such as RCS fees. Payment is typically structured in three installments:

• One-third upon effective date of new rents
• One-third upon HUD approval
• One-third six months after rents become effective

Specific terms will be outlined in your client agreement.

No Guarantee of Results

While we strive to achieve optimal results for our clients, we cannot guarantee specific outcomes, including:

• Specific rent increase amounts
• HUD approval timelines or approval itself
• Property value increases
• Return on investment

Results depend on various factors including property condition, market conditions, HUD guidelines, and other circumstances beyond our control.

5. Client Responsibilities

As a client, you agree to:

• Provide accurate and complete information about your property
• Cooperate with our requests for documentation and information
• Comply with all applicable laws, regulations, and HUD requirements
• Maintain your property in accordance with HUD standards
• Pay fees according to the agreed-upon terms
• Notify us promptly of any material changes affecting your property

6. Confidentiality

We recognize that you may share confidential and proprietary information with us. We agree to:

• Keep your property and financial information confidential
• Use your information solely for the purpose of providing our services
• Implement reasonable security measures to protect your information
• Not disclose your information to third parties without your consent, except as required by law or necessary to provide our services (e.g., sharing with RCS providers)

Consulting Engagements
